Five Things Fall Buyers Can Negotiate That Spring Buyers Often CannotBy Michael Catarevas
According to Opendoor’s July 2026 housing guide, September through November offers a favorable balance between available homes and prices, as summer listings remain on the market and buyer competition eases.
A study found that since 2021, the traditional summer housing peak has shifted earlier toward spring. Researchers identified stronger spring activity in home prices and sales, suggesting that the familiar seasonal buying calendar is changing. But fewer competing buyers do not automatically mean lower prices. Instead, fall can offer opportunities to negotiate repairs, credits, and other conditions that may be harder to secure during a competitive spring market. Nick Nastos, a Chicago real estate expert with Chicago’s Property Shop at Fulton Grace Realty, highlights five requests buyers should consider before closing on a home this fall.
“Pay attention to how long a home has been listed and whether the seller has already adjusted the price,” Nastos advises. “Those details tell you how much negotiating room you have. A well-timed offer with reasonable, season-specific requests has a much higher chance of acceptance when winter is around the corner.” |
