Does Your New Build Need a Home Inspection?

So you're planning to purchase a brand new home. Congratulations! These sparkling new spaces can have an amazing "fresh from the box" feeling. However, a new-build home does not negate the need for a home inspection.

When it comes to purchasing a home, even a new build, always err on the side of caution. Consider the following:

Ask the builder for inspection reports. With a new build, ask the builder to provide copies of any inspection reports they may have done already, as well as architectural plans, surveys and pertinent construction documents for your inspector to review.

Find a professional inspector. When hiring a professional inspector, look for one who belongs to a home inspection trade organization, such as the American Society of Home Inspectors (ASHI), which has developed formal inspection guidelines and a professional code of ethics for its members.  

Don't just choose by rate. Rates vary greatly for home inspections, and whatever you do, don't choose your inspector based on the lowest quote. Scrutinize what they offer, and do your homework.  

Don't forget to ask for references, and be sure to actually follow up with the ones they provide.
